Plans for a “high-quality” residential development with dozens of homes on land in Elderslie have been submitted to Renfrewshire Council for consideration.

Architectural and planning consultants have unveiled a proposal for 32 homes on a roughly triangular site, located off the village’s Auchenlodment Road.

The bid for planning permission has been lodged on behalf of Robertson Homes for a project which, if approved, will consist of three, four, five and six-bedroom houses.

A design and access statement, put together by Brindley Associates, said: “Previously, the land was covered by a green belt designation, which was removed following an appeal in 2022 when the current Renfrewshire Local Development Plan (2021) was being adopted. The site is now classified as ‘white space’.

“The applicant holds a vision to develop the approximately 1.95 hectare land parcel to create a high quality, private residential area with 32 homes with associated infrastructure and open spaces.

“The proposed development makes best use of connections to existing facilities in Johnstone and Elderslie, including local footpaths and recreational resources.”

The applicant intends on delivering a “contemporary interpretation of traditional building style” by using materials in keeping with the area.

That’s according to a planning statement, prepared by Turley, which said the aim was to “create a sense of connection” between the development and existing settlements across Elderslie and Johnstone.

It added: “A range of three, four, five and six-bedroom house types with varied elevations and features are proposed to create attractive streets with character, avoiding repetition.

“Houses are proposed at two and two-and-a-half storeys throughout the proposed development.

“The proposed home styles have been chosen to visually complement the building height and spatial layout of the existing neighbourhoods.

“The landscape strategy for the site embraces a strong green infrastructure framework that will offer opportunities for public amenity and ecological enhancement.”

If given the green light, work is anticipated to commence at the site around June 2027, with the first legal completion due in April 2028.

A decision on the application, which is expected to be made by the planning and climate change policy board, will be reached at a later date.
