A multi-million pound industrial development is taking shape next to Glasgow Airport.

The £15 million project at Westway, led by Canmoor, will deliver nine new warehouse units ranging from 6430 to 37,560 square feet, with the potential to combine for a total of 91,560 square feet.

Construction is set to begin later this month, with completion expected in Q3 2027.

Gregor King, Canmoor’s Scotland director, said: "We have established a strong track record at Westway, having successfully completed more than 400,000 sq ft of top quality speculative development at the estate over the past few years, all of which has been let before practical completion.

"Our continued commitment to speculative development reflects our confidence in Westway and the wider Glasgow market.

"Westway Court will provide much-needed best in class space and offer certainty to occupiers requiring relocation or expansion opportunities."

The location offers direct connectivity to Junction 28 of the M8 via Barnwell Street Bridge, as well as proximity to Glasgow Airport and the Advanced Manufacturing Innovation District Scotland (AMIDS).

Muir Group has been appointed as the main contractor for the project.

David Fairweather, business development director of the Muir Group, said: "We are delighted to have been awarded another contract at Westway.

"We have extensive experience in delivering high-quality industrial developments and look forward to continuing our successful relationship with Canmoor."

The units will include a mix of large and small spaces, each with dedicated office accommodation, private yards, car parking and access to the secure, 24/7 managed estate.

Design specifications include clear internal heights of eight to 10 metres, suitable for a range of occupiers including storage, manufacturing, distribution and service-based businesses.

Iain Davidson, director at Colliers and joint leasing agent for the scheme, said: "With demand for prime located high quality industrial space remaining strong and availability limited, we anticipate strong demand from both local and national industrial and logistics occupiers across Scotland who are seeking modern, highly specified, sustainable industrial accommodation.

"We would welcome early discussions with potential tenants, keen to secure new space to help drive operational efficiencies in their businesses."

Sustainability is integral to the scheme, with targets of EPC ‘A’ and BREEAM ‘Excellent’ ratings.

Features will include electric vehicle charging points, provision for PV panels and air-source heat pumps, supporting broader ESG initiatives across the Westway estate.

The development is expected to boost inward investment and create additional employment opportunities within the area.

Canmoor’s joint leasing agents for Westway Court are JLL and Colliers, with Knight Frank managing the estate.
